Property Manager

Location: Assigned properties (local travel required)

Work Hours: Mon–Fri: 10 AM – 6 PM; Sat: 10 AM – 3 PM; Some evenings as needed

Key Responsibilities:

The Property Manager is responsible for the comprehensive management of daily operations for assigned residential properties. Reporting directly to the President and Vice President, this role ensures the properties are well-maintained, fully leased, and operated in accordance with company policies, federal and state laws, and Fair Housing regulations. The Property Manager serves as the central liaison for residents, contractors, and staff, and plays a key leadership role in leasing, marketing, budgeting, maintenance coordination, collections, and resident retention

• Oversee the daily operations of multiple apartment complexes, ensuring high occupancy rates and resident satisfaction.
• Develop and implement marketing strategies to attract and retain tenants.
• Manage property budgets, expenses, and financial reporting.
• Coordinate maintenance and repairs, ensuring properties are well-maintained and compliant with regulations.
• Foster positive relationships with residents, addressing concerns and resolving issues promptly.
• Lead and motivate a team of staff, providing guidance and support to ensure operational excellence.
• Conduct regular property inspections to maintain high standards and identify areas for improvement.

Qualifications:

• High School Diploma required, Bachelor's degree in Business Administration, Real Estate, or a related field preferred.
• Minimum of 2-5 years of experience in leasing, customer service, or property management, preferably in apartment complexes.
• Strong understanding of property management software such as Microsoft Office and AppFolio preferred.
• Excellent communication and interpersonal skills.
• Proven ability to manage multiple properties and prioritize tasks effectively.
• Real Estate License, COS, ARM certification is a preferred
• Experience with Subsidized housing is a plus
• Must have a valid driver's license.
