Equity Management is looking to add a full-time Enthusiastic and Passionate Property Manager to our growing Columbus, OH team!

Things You Will Do:

The Property Manager is responsible for managing a group of properties for the organization. Specific areas of oversight will include but are not limited to leasing, maintenance, recruiting, and budgeting. While always maintaining a high employee morale and lead by example.

  • Manage maintenance work orders to ensure all are performed according to schedule including preventative maintenance.
  • Coordinate with contractors, vendors, and tenants for work orders to be performed.
  • Coordinate turn procedures with maintenance staff or Contractors.
  • Traverse or move about the property frequently for any damage or necessary maintenance.
  • Process move-outs per Corporate Policy
  • Be knowledgeable with HUD REAC inspection requirements for Multi Family and Residential
  • Obtain and negotiate bids for supplies and services with vendors and contractors to achieve the best possible prices.
  • Process rental leases, applications, and guest cards.
  • Show apartments to prospective tenants.
  • Manage all tenant complaints, making suggestions, and looking for improvement for the property.
  • Assist commercial leasing agents with property access and showings.
  • Assist with commercial leasing negotiations and lease preparation.
  • Recruit, train, motivate, coach, and discipline personnel directly under supervision.
  • Approves payroll, overtime, and time off requests for supervised employees.
  • Provide budget variance explanations.
  • Maintain current knowledge of market trends and industry conditions of the area.
  • Create and implement detailed marketing plans.
  • Attend classes and seminars as necessary to improve knowledge and skills.

Things You Will Need:

  • High School diploma or equivalent required.
  • 3 years of property management experience required or a minimum of 1 year experience in combination with AppFolio property management software experience.
  • Proven experience working in a professional office environment required.
  • High proficiency in technology and Microsoft applications.
  • Must live within 30 minutes of Columbus
  • Must have a valid Drivers License
  • Excellent verbal and written communication skills.
